SENIOR personnel from the Global Care Group attracted considerable local interest when they spoke at the Northam Country Club's final luncheon on September 26.
About 100 people heard the group's plans for a village complex for over-55s around the Country Club.
The $25-million-plus project will offer 53 single-storey houses and 48 triple-level apartments.
Floorplans have yet to be developed.
The overall concept is one of a village community.
Lifts will be installed inside the apartments together with balconies and underground parking.
A boardwalk is a central feature of the village connecting to key areas, including the river.
A pennant standard bowling green will be installed and managed by the Northam Country Club.
Every member of the village will be a member of the Northam Country Club and be able to use its facilities - which will be upgraded.
Global Care general manager Amelia Gooch said units would be life lease and not strata.
"They are built to accommodate wheelchairs, equipment and allow people to age in place," Ms Gooch said.
"These are designed with future needs in mind and don't have the aesthetic of a disabled person's home."
Global Care chairman Stan Malinowski said prices couldn't be pinned down at this stage however $300,000-$350,000 was possible for single-storey houses and $200,000-250,000 for an apartment.
He said a minimum of 25 units were needed or the project would be shelved.
Mr Malinowski stressed Global Care was a not-for-profit group.
"It is also important for the shire to come on board," Mr Malinowski said.
Prospective buyers were told they were not buying an investment but a way of life. The village complex will harvest stormwater for re-use.
There will be hardstand parking for caravans and boats.
Expressions of interest forms were distributed on Friday.
They are also available at the Northam Country Club. "We think we will get the interest and would like to think this is the tip of the iceberg," Mr Malinowski said.
